    Position Summary

    The Project Manager is responsible for estimating potential work and overseeing specific projects from initiation to completion, including planning, execution, and delivery. The project manager manages project scope, schedule, budget, and resources. The Project Manager focuses on the day-to-day management of their assigned projects, ensuring tasks are completed on time, within budget, and according to quality standards. They work closely with site teams, subcontractors, and clients.

    Proposal Writing

    ·       Writes and edits project proposals and bids.

    ·       Coordinates with internal teams to gather necessary information for proposals.

    ·       Ensure proposals meet client requirements and company standards.

    ·       Presents proposals to clients and addresses any questions or concerns.

    ·       Follows up on proposals and assists in negotiating terms with clients.

    Estimating

    ·       Prepares and submits project estimates to clients.

    ·       Reviews project plans, requirements, and specifications.

    ·       Collaborates with subcontractors and suppliers to obtain quotes.

    ·       Analyses project costs and recommends options as needed.

    ·       Develops and maintains cost databases and historical cost data.

    Project Management

    ·       Manages day-to-day project tasks and oversees all aspects of the project from initiation to completion.

    ·       Develops and maintains project schedules, identifying critical path activities and ensuring timely completion of deliverables.

    ·       Monitors and enforces quality control measures to ensure construction activities meet industry standards and client expectations.

    ·       Manages relationships with key stakeholders, including clients, subcontractors, and regulatory agencies, to ensure project success and compliance.

    ·       Develops and manages project budgets, ensuring expenses are within approved limits and identifies cost-saving opportunities.

    ·       Acts as the primary point of contact for clients and consultants, addressing their concerns, providing updates, and managing expectations throughout the project.

    ·       Identifies potential risks and develops mitigation strategies to minimize disruptions and ensures project success.

    ·       Leads and motivates project teams, providing guidance, support, and direction to ensure project objectives are met.

    ·       Addresses any issues or challenges that arise during the project, making decisions and implementing solutions to keep the project on track.

    Human Resources

    ·       Assists in the recruitment and onboarding process for new employees, where necessary.

    ·       Prepares, modifies, and delivers job descriptions and performance evaluations to direct reports.

    ·       Sets clear and realistic expectations with direct reports through one-on-one meetings, performance evaluations, job descriptions presentations, and effective feedback.

    ·       Engages in conflict resolution and works with managers, staff, and clients to resolve issues.

    ·       Holds regularly scheduled, rarely missed 1:1s with all direct reports.

    General

    ·       Contributes to a culture of team building and continuous improvement.

    ·       Creates and updates process flows, procedures, checklists, and other documentation.

    ·       Attends regular meetings, daily huddles, and other meetings as required.

    ·       Follows policies and procedures as outlined in the Employee Handbook.

    ·       Tracks time accurately.

     

    Qualifications
    High school diploma required; post-secondary education in construction, engineering, business, or a related field is an asset.
    Relevant certifications in project management or estimating are considered an asset.

    Experience
    5+ years of experience in the construction industry.
    Experience with estimating, proposal preparation, and project management.
    Proven ability to manage projects from start to finish, including scheduling and budgeting.
    Experience leading or supporting small teams.

    Skills
    Strong understanding of construction processes, drawings, and project lifecycle.
    Proficiency in project management tools and software.
    Solid organizational, time management, and communication skills.
    Ability to manage budgets, schedules, and competing priorities.
    Strong problem-solving skills with the ability to adapt in a fast-paced environment.

    Our client is a high-end residential and commercial construction firm based in Gibsons, BC quite close to the Langdale Ferry Terminal. They specialize in crafting exceptional custom homes and commercial projects built with quality, precision, and care. Their team is passionate about design excellence, attention to detail, and creating a collaborative work environment that supports both their clients and their people.

    We’re looking for an Estimator to lead the preparation of project budgets, respond to RFPs and manage the tendering process from start to finish. This role works closely with the Director of Projects, and trade partners to ensure accurate and competitive pricing and support smooth project execution.

    Responsibilities

    ·       Monitor and track public and private tender opportunities continuously

    ·       Support business development efforts by maintaining awareness of upcoming projects and following up on potential leads

    ·       Coordinate closely with the Project Management team to support pre-construction planning and budget management

    ·       Assemble and organize tender documentation, ensuring all required information is complete and accurate

    ·       Detailed review and understanding of all tender documents including plans, specifications, contracts, RFPs, etc.

    ·       Prepare and issue pricing requests to subcontractors and suppliers

    ·       Collect, review, and analyze bids to ensure competitiveness, completeness, and alignment with project scope

    ·       Prepare and submit RFP responses and tender packages

    ·       Contribute to pre-construction activities for Construction Management contracts

    ·       Develop and maintain accurate cost estimates (Class D through Class A)

    ·       Continuously improve estimating processes and documentation to support efficiency and project success

    Requirements

    ·       3–7+ years of experience as a construction estimator

    ·       Strong understanding of construction methods, materials, and sequencing, ideally in custom or detail-oriented projects

    ·       Experience preparing estimates across various stages (Class D to Class A)

    ·       Proven ability to manage the full tendering process, including thorough review and understanding of bid documents, issuing bid packages, leveling bids, and analyzing subcontractor pricing

    ·       Familiarity with Construction Management and/or Design-Build project delivery models

    ·       Strong coordination skills with the ability to work closely alongside Project Managers and internal teams

    ·       High level of organization and attention to detail, with the ability to manage multiple projects and deadlines simultaneously

    Scheduling & Coordination
